Most sellers are resistant to the idea of remodeling before they list their property for sale. Spend money to make money? That does not sound like fun. However, if you pull some statistics from the Multiple Listing System (MLS) you will find that many of the properties that linger on the market for more than 365 days are “As-Is” listings where the seller does not wish to make any changes to sell.
If you are eager to sell in a timely manner in our tough market, consider spending a bit on freshening up the curb appeal and marketability of your property. Realtor Magazine lists the remodeling choices with the best remodeling cost vs. resale return percentages: Cost vs. Value – Big Bang Remodeling Projects. My favorites are new front door, new garage door, and minor kitchen upgrade – all with a better than 70% return on your investment. Adding an attic bedroom was a surprising suggestion, but with a great resale return, also.
